When to get one

  • Before you buy or sell a house

What a roofer looks at

  • Shingles that are missing, cracked, curling or worn
  • Flashing around chimneys, vents, skylights and walls
  • Gutters and the edge of the roof
  • The attic: water stains, damp insulation and ventilation
  • Soft or sagging spots

Ask for photos and a written summary, so you have a record.
